Why use a mortgage broker vs going direct to a bank?

Your bank only offers its own products. An independent broker searches the whole market — giving you a wider choice and almost always a better deal.

Why Mortgage International?

Independent advice, real expertise, and genuine care about getting you the right outcome — not just the easiest sale.

Access to 90+ lenders

Banks only offer their own products. We search the whole market — including exclusive deals unavailable on comparison sites or the high street.

Complex cases accepted

Self-employed, contract workers, multiple income sources, poor credit, expats — we know which lenders work for situations high street banks decline.

Save time and money

We do the research, paperwork, and lender negotiation. Most clients save hundreds per month versus going direct to a single lender.

No upfront fees

Initial advice is completely free. We are paid a procuration fee by the lender on completion — you pay nothing until your mortgage is arranged.

FCA regulated advice

We are authorised and regulated by the Financial Conduct Authority (FCA ref 478810). You have full regulatory protection throughout.

One point of contact

From first enquiry to mortgage offer, you deal with Roger directly. No call centres, no hand-offs, no re-explaining your situation.

How our mortgage broker service works

Simple, transparent, and handled for you from start to finish.

01

Free initial consultation

Tell us about your situation — property type, budget, income, and any complexities. We ask the right questions so we can search the market effectively. This takes around 20–30 minutes by phone or video call.

02

We search 90+ lenders

We research the whole market and identify the most suitable and competitive products for your circumstances. We compare the true cost of each deal — rate, fees, and total over the fixed term — not just the headline rate.

03

We present your options

We explain your best options in plain English and make a clear recommendation. You choose the product. No pressure, no jargon, and no obligation to proceed.

04

We handle the application

Once you choose your mortgage, we prepare and submit the full application on your behalf. We liaise with the lender, chase for updates, and resolve any queries — keeping you informed throughout.

05

Mortgage offer

Once the lender is satisfied, they issue a formal mortgage offer. For purchases, your solicitor then handles the legal completion. We remain available throughout to answer questions and resolve any last-minute issues.

Mortgage broker services across the UK

We serve clients across England, Scotland, and Wales — not just London. All advice is by phone or video call so location is no barrier.

Mortgage broker FAQs

What does a mortgage broker do?
A mortgage broker searches the mortgage market on your behalf to find the most suitable and competitive deal for your circumstances. Unlike going directly to a bank — which can only offer its own products — an independent broker accesses rates from 90+ lenders, including exclusive deals unavailable to the public. We handle the full application, liaise with the lender, and guide you from initial enquiry to mortgage offer.
How much does a mortgage broker cost?
Our initial advice and research is completely free. We are paid a procuration fee by the lender on successful completion of your mortgage. We will always disclose this fee to you upfront. For certain complex cases we may charge a broker fee, but this will be agreed in writing before any work is done — there are never any surprises.
Is it better to use a mortgage broker or go direct to a bank?
In almost every case a broker is better. Going direct limits you to one lender's range of products. An independent whole-of-market broker like Mortgage International searches 90+ lenders to find the rate and terms that best fit your situation. We also know which lenders are most competitive for your specific circumstances — saving you time, paperwork, and often hundreds of pounds per month.
How long does it take to get a mortgage through a broker?
We can typically provide a decision in principle within 24–48 hours of your first consultation. A full mortgage offer usually takes 2–6 weeks depending on the lender and complexity of your case. For purchase transactions, we recommend engaging us as early as possible — ideally before you make an offer — so you know your budget and have a decision in principle ready.
Do you cover my area of London?
We serve all 33 London boroughs and the surrounding Home Counties. Mortgage advice is carried out by phone and video call, and we can meet in person at our Regent Street office if preferred. We have clients across every borough from Barking & Dagenham to Kensington & Chelsea.
Can you help if I have been declined by my bank?
Yes — this is one of the most common reasons clients come to us. Being declined by one lender does not mean you cannot get a mortgage. Different lenders have very different criteria for income types, credit history, property types, and LTV. We know which lenders are most likely to approve your specific situation and can advise on the strongest application to make.
What is a whole-of-market mortgage broker?
A whole-of-market broker is not tied to any lender or panel. We can recommend from the full range of mortgages available in the UK market — over 90 lenders — including products that banks and comparison sites do not advertise. This gives you the widest possible choice and the best chance of finding the most competitive rate for your circumstances.
Do I need a mortgage broker to remortgage?
You do not legally need one, but using a broker is almost always worthwhile. When your fixed rate ends, your lender will offer you a product transfer — convenient, but often not the best rate available. A broker searches the whole market to check whether staying or switching lender gives you the better overall deal, and handles the full process if you do switch.
