Conveyancing FAQs

What is conveyancing?
Conveyancing is the legal process of transferring property ownership from one person to another. It covers everything from the initial contract review through to completion and registration with the Land Registry. A solicitor or licensed conveyancer handles this process on your behalf.
How much does conveyancing cost?
Conveyancing costs typically range from £800 to £1,800 for legal fees, plus disbursements such as searches (£250-£400), Land Registry fees (£20-£910 depending on property value), and stamp duty land tax on purchases. Our quote tool shows you the full breakdown including all disbursements so there are no surprises.
How long does the conveyancing process take?
The conveyancing process typically takes 8 to 12 weeks from the point of sale agreed to completion. However, this can vary significantly depending on the length of the chain, the speed of mortgage offers, and whether any issues arise from property searches or surveys. Leasehold properties can take longer due to additional enquiries.
What is the difference between a solicitor and a licensed conveyancer?
Both solicitors and licensed conveyancers are qualified and regulated to carry out property transactions. Solicitors are regulated by the Solicitors Regulation Authority (SRA) and can handle a broader range of legal work. Licensed conveyancers are regulated by the Council for Licensed Conveyancers (CLC) and specialise exclusively in property law. Both provide the same conveyancing service.
Do I need a local conveyancer?
No. Most conveyancing work is done remotely via email, phone, and online portals. There is no legal requirement for your conveyancer to be local to the property or to you. What matters is their competence, communication, and pricing. Our panel includes both national firms and regional specialists.
What are disbursements in conveyancing?
Disbursements are third-party costs that your conveyancer pays on your behalf during the transaction. These include local authority searches, environmental searches, Land Registry fees, bank transfer fees, and anti-money laundering checks. Disbursements are separate from the conveyancer's own legal fees and are shown as individual line items in our quotes.
