I have just qualified as a solicitor. Can I get a mortgage on an NQ salary?
Yes. NQ salaries, particularly at City and magic circle firms, are well-regarded by specialist lenders. Some lenders specifically target legal professionals and understand that NQ salaries at leading firms are substantial and will only increase. We find lenders who assess your current salary fully and, in some cases, factor in your predictable salary progression as a qualified solicitor.
How does my student loan affect my mortgage application?
Student loan repayments reduce your monthly disposable income and lenders take this into account when assessing affordability. The impact varies significantly between lenders. Some treat student loan repayments similarly to any other monthly commitment, while others are more pragmatic about legal professionals whose earnings will grow rapidly. We choose lenders whose approach to student debt gives you the best borrowing outcome.
I am a partner at a law firm. How is my income assessed?
Partnership income from an LLP or traditional partnership is typically assessed using your drawings and profit share over two years, averaged or using the most recent year depending on the lender. Fixed shares in an LLP are generally easier to evidence than variable profit share. We find lenders who understand the partnership structure at your firm and can assess your full income package, including any equity.
Can lenders use my expected bonus as part of my income?
Some will, up to a point. If you have received bonuses consistently over the past two years, many lenders will include a proportion of your bonus income in their affordability calculation. Discretionary bonuses are typically averaged over two years, and lenders rarely count 100% of bonus income. We advise on how much bonus income you can include and which lenders are most generous in this respect.
I am a self-employed barrister. Is getting a mortgage particularly difficult?
It is more complex than a standard employed application but entirely achievable with the right lender and broker. Barristers typically need to provide two years of tax returns and accounts through their chambers. Some specialist lenders understand the self-employed Bar and will assess fee income sympathetically, particularly if there is an upward trend in earnings. If you have a signed contract for your new role, many lenders will base affordability on your new salary provided you are starting the role within 3-6 months.
