Why high net worth borrowers need specialist advice

Standard mortgage products and high street lenders are not designed for complex income or large loans. The right specialist makes a substantial difference.

Mortgages from £1M to £10M+

High value mortgages require a different approach. We have access to private banks, specialist private client lenders, and bespoke underwriting that does not exist on the high street. Loan sizes that the mainstream cannot accommodate are our specialty.

Bonus and variable income maximised

City bonuses, deferred compensation, and performance-related pay can be volatile but represent a significant part of many high earners' total income. We find lenders who include bonus income generously, typically averaging over two or three years, to maximise your borrowing capacity.

Share options and equity treated correctly

RSUs, EMI options, unapproved options, and carried interest all require lenders who understand equity compensation. We advise on the best way to evidence and present equity income and find lenders who take a sophisticated view of these assets and income streams.

Offshore income and foreign assets considered

Income earned offshore, foreign currency earnings, assets held in overseas structures, or income from foreign trusts all require specialist lenders. We know which private banks and specialist lenders have the expertise to assess international income correctly.

Private bank introductions when appropriate

For the right clients, private banking relationships offer genuinely bespoke underwriting, relationship-led decision-making, and access to rates and structures not available through standard channels. We advise honestly on when a private bank approach is right and when it is not.

Speed and discretion as standard

High value mortgage applications require both efficiency and discretion. We manage the process with a small team who know your case, minimise unnecessary information sharing, and understand that time is as valuable as money for high net worth clients.

How it works

A discreet, efficient process from initial review to mortgage offer. We handle the complexity so you do not have to.

01

Confidential review of your income and assets

We take a comprehensive look at your income structure: salary, bonus, deferred comp, equity, rental income, offshore income, and any assets you hold. This is a confidential conversation with an experienced adviser, not a form-filling exercise.

02

We identify the right lenders for your complexity

We assess whether mainstream specialist lenders, private banks, or a combination is right for your needs. We access private banking relationships and specialist lenders that most brokers cannot reach.

03

We present options with full cost transparency

We present a clear comparison of the best options available: rates, total cost, flexibility, and any relationship banking requirements. For high value mortgages, the difference between lenders can mean tens of thousands of pounds over the deal period.

04

We manage the application with minimal disruption to you

High value mortgage applications involve detailed documentation and underwriter engagement. We handle all of this, liaising directly with underwriters and private bankers, so your involvement is minimal and your time is not wasted on administrative back-and-forth.

High net worth mortgage FAQs

What is the maximum mortgage I can get in London?
There is no fixed maximum for high net worth borrowers. Private banks and specialist lenders make bespoke decisions based on your overall financial position, income, and assets. Mortgages of £5M, £10M, and above are available to the right borrowers through the right channels. The key factors are income relative to the loan, total net worth, and asset quality. We advise on realistic expectations based on your specific position.
How is annual bonus income treated in a mortgage application?
Lenders vary considerably in their treatment of bonuses. Some will include 100% of the most recent year's bonus, others average over two or three years, and some cap bonus income at a multiple of basic salary. Discretionary bonuses are treated more conservatively than contractual ones. For high earners where bonus is a large proportion of total remuneration, choosing the right lender makes an enormous difference. We find the lender whose bonus treatment best suits your income profile.
I have unvested share awards. Can these count towards my mortgage?
Some lenders will consider unvested share awards, RSUs, or options as part of your overall wealth picture, even if not as immediate income. Vested awards that you choose not to sell can be considered as assets. The treatment varies significantly between lenders and the type of equity matters. We advise on how to present equity compensation most effectively and which lenders take the most sophisticated view of share-based income.
Can I get a mortgage on income earned offshore or in foreign currency?
Yes, with the right lenders. Some specialist private banks and lenders are experienced with foreign currency income, particularly for common currencies such as USD, EUR, CHF, and AED. Currency risk is assessed by the lender but strong income with a large deposit often outweighs this concern. Offshore trust structures and foreign asset declarations add complexity but are manageable. We know which lenders have genuine international expertise.
Is it worth using a private bank rather than a standard lender?
It depends on your situation. Private banks offer bespoke underwriting and relationship banking, which can be very valuable for complex income structures. However, private banking rates are not always the most competitive and some require significant assets under management with them. For some clients, a specialist non-bank lender or building society offers a better rate with only slightly less flexibility. We advise honestly on the best approach for your situation.
I want to purchase a £3M property in prime central London. Where do I start?
Start with us, before making an offer. At this price point, understanding exactly what you can borrow, at what rate, and from which lender is critical before committing to a purchase. We conduct a detailed review of your income and assets, identify the best lenders and terms available to you, and give you a clear picture of borrowing capacity before you commit. We can also move quickly once you have found the right property.
