Why armed forces personnel need specialist mortgage advice

Military life creates unique mortgage challenges. The right broker ensures your service works for you, not against you.

Forces Help to Buy scheme

The Forces Help to Buy scheme provides up to 50% of your salary (max £25,000) as an interest-free loan for a deposit. We help you combine FHTB with the right mortgage to maximise your buying power.

Overseas postings understood

Being posted overseas does not prevent you from buying property in the UK. We find lenders comfortable with armed forces personnel who may be stationed abroad and help structure your application around your posting schedule.

MOD housing transition

Moving from MOD accommodation to home ownership is a big step. We understand the timeline pressures and help you plan your mortgage application around your transition from service family accommodation.

Service pension recognised

Armed forces pension schemes (AFPS 15, AFPS 05, AFPS 75) are among the most valuable in the UK. We find lenders who understand military pensions and assess your income fairly despite higher contributions.

Deployment considerations

Deployments can complicate mortgage applications and completions. We manage the process around your deployment schedule and work with lenders who understand the realities of military service.

Resettlement planning

If you are approaching the end of your service, we help plan your mortgage around resettlement. Some lenders will consider your military income even as you transition to civilian employment.

From submission to mortgage offer, we manage the entire process — including coordinating with the FHTB team if applicable. We work around your posting and deployment schedule to keep things moving.

Armed forces mortgage FAQs

How does Forces Help to Buy work with a mortgage?
Forces Help to Buy (FHTB) provides an interest-free loan of up to 50% of your annual salary (maximum £25,000) that you can use towards a deposit or other costs of buying a home. The loan is repaid over 10 years through salary deductions. Most lenders accept FHTB alongside a standard mortgage, though some treat the repayments as a commitment that reduces your borrowing capacity. We find lenders who handle FHTB most favourably.
Can I get a mortgage if I am posted overseas?
Yes. Many lenders will offer mortgages to armed forces personnel posted overseas, provided you are buying a UK property. Some lenders require that you or your family will occupy the property, while others accept that it may be rented out during your posting. We identify the right lender based on your specific posting situation and property plans.
Do lenders accept military allowances as income?
Some do and some do not. The X-Factor supplement is generally included as it forms part of your basic pay. Specialist pay, longer separation allowance, and other supplements vary by lender. We know which lenders include the widest range of military allowances when calculating your borrowing capacity.
I am leaving the forces soon — can I still get a military mortgage?
Yes. If you are within your resettlement period, most lenders will still consider your military income for the application. If you have confirmed civilian employment lined up, some lenders will use your new salary instead if it is higher. We advise on the best timing for your application based on your resettlement timeline.
Can I use Forces Help to Buy for a second property?
Forces Help to Buy is available for your first property purchase and can also be used if you have previously owned a home but do not currently own one. It cannot be used for buy-to-let properties. If you are eligible, we help you structure your application to make the most of the scheme alongside the best available mortgage deal.
Will my deployment affect my mortgage application?
A deployment should not prevent you from getting a mortgage, but it can affect timing. We work around your deployment schedule, handle paperwork while you are away, and use lenders experienced with military applicants. If you have a deployment coming up, we recommend starting the process early so that critical stages are completed before you deploy.
